That’s why we were excited to read a recent article in The Negotiator referencing extensive independent research conducted by Homeowner and Buyhavioural data agency, TwentyCi, on just how influential 360° virtual viewings can be in the sales and lettings market.

- 19.4% higher conversion rate for property listings with guided virtual tours to those without
- 70% of lets taking place after at least one guided virtual tour of the property
- 5.62% increase in sales price for property listings using virtual tours, compared to those without
- 66% of lets with a guided virtual tour taking place without a physical viewing
- 8.5% increase in let rates for those properties with guided virtual tours
The article goes on to support that using 360° virtual tours can save agents’ considerable time by not having to travel to multiple viewings, that may or may not result in a sale or let, with agents saving a reported 90% of the time that would have been showing prospective tenants around properties (ref TwentyCi).
The independent research really backs up just how beneficial 360° virtual tours can be to agents. Whilst they are not a new phenomenon to the housing industry, their true potential really came into play in 2020 when agents had to look online to continue business. Agents quickly realised that not only could they increase the number of viewings they could do, but that they could also demonstrate to clients they were committed to selling or letting their property safely, helping them gain instructions.
Whilst physical viewings may be making a cautious return, the benefits of 360° virtual tours are clear with virtual viewings here to stay.
